People that serve our country in the United States armed forces make many sacrifices, and there is no way to adequately express our appreciation for their service. However, they are rewarded with certain benefits that can make life more enjoyable when they are not on the job. One of them is the Veterans Administration home loan entitlement. It is potentially available to people that are on active duty, veterans, reservists, and individuals that are serving in the National Guard.

To qualify for a VA loan as a veteran, you must be honorably discharged. You also have to meet as least one of the length of service eligibility requirements. If you have served on active duty for at least 90 days when the country was at war, or 181 days during peacetime, you can qualify. The time of service requirement is six years for people that serve in the National Guard or the reserves. Surviving spouses of veterans that died in the line of duty or as a result of service-related injuries can qualify for a VA loan as well.

If you are eligible for a Veterans Administration home loan, you are not required to come up with any down payment at all, and this is one of the major benefits. With other types of loans, if you put down less than 20 percent, you have to pay mortgage insurance every month, and the payments are significant. A one percent rate is not uncommon, and this would result in an additional monthly payment of about $250 a month on a $300,000 loan. With a VA loan, there is no mortgage insurance, because the government guarantees it.
